Taylor Morrison builds a quality home. There are many features that come as standard instead of being charged as an upgrade.  Taylor Morrison is building in both the 80' section and the 70' section.  The main difference of the homes, besides the size of the lots, is that the homes in the 80's have tile roofs whereas the homes in the 70's have regular composition shingles.

Below are some pictures of an inventory home they have available in the 80' section.  It is a 2 story home that backs to a greenbelt area for privacy.  There are 5 bedrooms, 5 1/2 baths, a 3 car garage, a study, gameroom, and a media room. So much space to spread out.  There is also an outdoor kitchen with fireplace and grill.  The home is slotted to be completely in August, so excuse the construction still evident in these pictures.

What did you think about those windows in the Family Room?  And how the Stone Fireplace went up just as high?  The Gameroom has a Balcony off the back which is another great place to entertain.  All of this has been reduced from $622,405 down to rock-bottom of $579,346!!

My husband called it a twig bug, as the body did look like a twig from a tree, but I've never heard of such a thing.... but I haven't heard of many of these new bugs I'm seeing.  Wait until you see the scorpian I found in the bathroom last night!!

Texas Now has DownPayment Programs Related to the $8k Tax Credit for First Time Home Buyers!!

The Texas Department of Housing and Community Affairs (TDHCA) has announced that they are releasing two new programs, that help with the assistance of a first-time home owners down payment!!

The two new programs are the Mortgage Advantage Program (up to $7,000) and the 90-Day Payment Assistance Program (up to $6,000).

texas department of housing and community affairsThere are several differences between the two, but the biggest similarity is that these are 0% interest loans if repaid during the time limit of 120 days for the Mortgage Advantage Program and 90 days with the 90-Day Payment Assistance Program. Yes, 0%!!

Here is a great chart that gives you more specifics to compare them side by side.

Another thing is that if you can't or don't want to pay back these "loans" within the time frames allotted, each program allows a slow payback option.  The Mortgage Advantage Program allows you a repayment of 2 years at 10%.  Yes, 10%.  They have to make money to go back into the program somehow.  The 90-Day Payment Assistance Program allows you a repayment of 5 years at 7%.

As you noticed, neither program allows the full $8,000 that you might be entitled to.  This still allows you to have a little extra cash in your pocket after closing for some new appliances, furniture, or just to stash away for a rainy day.

Remember, you only have until December 1, 2009 to take advantage of this Tax Credit and these programs, so if you're on the fence, there are 8000 reasons why you should jump!!!

Adventures of Zilker Park in Austin TX

This past weekend, my family and I went to experience Zilker Park.  Zilker Park is known as "Austin's most loved park" according to the history page.

What's the history behind Zilker Park? A.J. Zilker deeded 35 acres to the City of Austin in 1918.  In 1932, Zilker agreed to give another 330 acres if the City of Austin paid $200,000 for the acreage that a military school that was formed during WWI was located on.  They agreed, the land was all joined together, which creates the current Zilker Park.

The 82nd Annual Zilker Park Kite Festival is already slotted for next year, March 7, 2010 so get your kites ready!!

We had a lot of fun. We went on the Zilker Zephyr train ride. This is a 25 minute train ride through the park overlooking the Barton Springs where you can see people running, walking, biking, walking their dogs, canoeing down Town Lake, and much more...

The Natural Springs of the Barton Springs was a little chilly, but Alyssa still dipped her feet in the water with Daddy.

They have a huge Park, hence the name, that is anchored by this old Fire truck.

Many things surround the actual park like the Zilker Botanical Gardens and the Austin Nature and Science Center.  There was even a little theatre that was having a show the night we were there, but did not make it back, Zilker Hillside Theatre.

You definitely can't see everything on one trip so I'm sure we'll be back many times to see many more exciting exhibits and have more fun!

Lake Travis - Austin TX - Lakefront Homes

Lake Travis - Austin TX -Lakefront Homes sit nicely above the water.  I was out on the boat this weekend, and I decided to take some pictures of some of the gorgeous houses on Lake Travis.  Many people think that "lake front" means that the house is right there at the lake and they can just walk out their backdoor to the dock...

Granted, the water is a little low right now, but with many of these homes, even if you raise the water level 50 feet, you still can't just walk out your backdoor and into the water.

Many people also assume that a lake front property automatically has a dock. As many of the pictures showed you, this isn't true either.  Yes, there are some docks, but many just tie their boats up to the water's edge while they climb those steep steps up to their house.

But man, what gorgeous views some of them have!!

Here's a picture of the Oasis. The Oasis is a very popular restaurant overlooking Lake Travis. People like to go there just to watch the sunset and then they all applaud and then move about their business.

How Was Your Weekend?

How was Your Weekend? Did you do anything fun?  We had another non-stop weekend of activity.  Here are just a few of the pictures showing how much fun we all had!

We went out on the boat on Lake Travis and the waves were crashing like crazy.  Alyssa likes the water and we swam for a little bit too.  Aren't her water shoes cute?  They're so little.

Sunday morning started with some painting for a Father's Day picture.

Next weekend? I think we're going to go to Hamilton Pool's waterfall.

Goodbye, Shayna, I Know You're in a Better Place

I got a heart-wrenching call this evening.  We had just walked in the door when my mom called.  She says, "I've got something to tell you that I don't want to tell you, but Andy made me call..."  Andy is my stepfather, so I've got all these things running through my head.

My mom tells me that they had to put Shayna down yesterday afternoon.  I had no idea what to say.  I reminded her that we spoke this morning and that she said nothing about it.  She didn't want to ruin my weekend.

Shayna was the best dog ever!  If anyone were to ever want to clone a dog, she would have been the one to clone.  She had massive personality.  She knew when I was on the phone. She knew when I was coming over.  She knew everything!!  And she always liked to Ham it up for the camera. She loved her picture being taken!

She used to lick off my Popsicles because as you know, dogs have the cleanest mouths ever!  She used to paw at my eyes to wake me up when I spent the night.

Shayna was a very awesome dog. There aren't enough words in the world to describe her. I've never had a dog quite like her at all... Shayna was 13 years old.  She was diagnosed with Diabetes the week before I moved. She hadn't eaten in three days and had lost over 10 pounds...

And then there's poor Kari. Here are a couple of old pictures of the two of them together. Kari doesn't understand where Shayna is. My Mom says she's been very clingy and quiet.  I'm sure she'll be ok.

Public Awareness About Propane

In my new neighborhood, we have Porpane instead of natural gas. I'm told it's because it's too expensive to dig under the river/lake to bring natural gas to many areas... whatever...

Thus far, I can't really figure out the difference between Natural Gas and Propane except we can't get our grill to have a low setting.  It's either High or really HIGH so you have to watch those cook times and making sure the inside is cooking while the outside gets all black.

We do not have a propane tank in our yard, yeah!  We have a community tank thing that you can't even see.

A couple of weeks ago, we opened the back door to let the dog out, and ICK!  It smelled like skunk!!  We didn't think too much of it because we back up to a greenbelt and farm with lots of nature, so we just thought he was mad because we built a house and the smell would go away... and it did not too long after.

Then, a few days ago, I got a little brochure on my front door from Ferrellgas, who is the propane supplier.  It lists some of the signs of a propane link... guess what was on there...

"Propane smells like rotten eggs, a skunk's spray, or a dead animal."  WHAT??!!  Could we have had a leak??

There's another thing called "Odor Fade".  This is an "unintended reduction in the concentration of the odor of propane, making it more difficult to smell."  Oops... the fact that the smell disipated rather quickly was not a good thing as the leak could have continued.

There is no leak, so no worries, but this is just a reminder to keep a SMELL out for leaks and report them ASAP!!

Happy Juneteenth, Texas!

Today is June 19th which is Juneteenth Day in Texas.

What's that?  I get asked this every year by people when I mention Juneteenth. 

Juneteenth is one of those holidays you learn a lot about when you take 7th grade Texas History in Junior High.

June 19, 1865 is when the slaves in Texas heard the news that they were free.  Abraham Lincoln signed the Emancipation Proclamation back in 1963, but it took over 2 1/2 years for the news to get to Texas, and that day is forever called Juneteenth.

Juneteenth officially because a holiday in 1980.  There are parties going on all over the place, it's not too late to catch one!

I Go the Distance for My Clients and Weight Loss!

How far do you go for your clients?

In the past two days, I have driven 206 miles with my out-of-state buyers.  We looked at 27 houses.  After the first day, I remembered my GPS could track exact driving time and such, so on the second day, I remembered to reset the system when they got in the car.

On Day two, we met at 10am and I dropped them off at 5:05pm.  A good 7 hours!!  We went 132.88 miles.  Out of that 7 hours, we were in the car for 3 hours and 44 minutes.  That means we spent 3 hours and 16 minutes looking at actual houses!!!

That's 3 hours and 16 minutes of constant walking.  Upstairs, downstairs, around the pools, up and down driveways... On average, I think you burn about 300 calories an hour with a slow-paced walk.  I think I burned close to 1000 calories yesterday!!

I got on the scale this morning, and I was 1 1/2 pounds less than the day before!!  Looking at houses makes for a great diet!

Why Have an Asking Price if you Negate it in Your Property Description?

I was looking up properties in the MLS today, and I came across a very interesting one.  It has been on the market just a month, but has had several price adjustments.

The current asking price is $365k and it says in the description, "We will not accept an offer under $350k check the comps and compare the difference."

Why have an asking price if you're going to negate it?  The seller is asking $365k, but they're really saying that they're asking $350k.

Why not just list it at $350k and be firm and show the buyer why you're firm?  Wouldn't you get more showings at $350k?

But again, why even say something like that in your description? List it at your asking price, and then worry about your bottom line in a counter offer back to the buyer. 

Why show your cards up front?  NOT SMART!

REALTOR® Membership is on the Rise in Austin TX

Many markets are doing very bad, or just mediocur.  Austin, TX has been fairly stable, and has also been picking up a lot of activity recently.

Many markets also talk about all the REALTORS® who have been weeded out of the business and the worker-bees are picking up their slack.

According to the Austin Board of REALTORS®, they're getting another 2-3 members for each one that drops off the radar. As we weed out the ones who can't sell dirt, there are 2-3 new people who think they can.

I asked why they think there are so many new members joining, and the response?  It's the California people.

Huh?

The people I have spoken with at the board say that many of the new members are new, relocation people, mostly from California.  I guess lots of people just threw a tack at the map on the wall and decided to pick up and move.

My first thought was once they sell that first house at $150,000, they'll give back their license if they're used to those $1M buyers!!! Our prices are drastically different than CA, but we'll see what happens.

Membership is almost at 9000 members again and it had only dropped below that for a very short period.

How Was Your Weekend?

Last weekend, I posted a blog called, How Was Your Weekend, and I think I'm going to continue it as a weekly blog.  If others would like to join in, the more the merrier!

How was my weekend?  My mom came into town for a couple of days, so it was full of activity after activity as things never stopped, except for nap time!

Part of my weekend was captured here in my first Speechless Sunday blog playing Peek 'a Boo from behind the couch.

We started the morning at 7:30am sitting outside blowing bubbles... My mom will probably kill me for posting this picture as she had just gotten out of the shower and wasn't "put together" as she likes to say.

Then, Alyssa gave us a small hint that she wanted to go swimming. She didn't understand why water didn't just come out of the hose by holding it over the pool, but she carried it about 20 feet to get there.  Yes, it was HOT by 8am!!  So, I filled the pool.

Here's Alyssa having her first popsicle, however, she thought it tasted better after being dunked and held in the water.  Before this day, she was always afraid of Popsicles and wouldn't try them.  On this day, I called it "ice" and she took it right away.  Psychology of a child...

My husband has decided he likes golf and for the past couple of years, he's really been getting into it. MiMi decided to buy Alyssa her first set of golf clubs so she could play with Daddy.

And this was all before 10am just on Saturday!! 

Then, Some friends of ours who just bought a new house in Lake Pointe, the gated community section called "The Pointe" asked us over, and Alyssa decided to take everything to the big-girl pool and have a blast there!

I've never done a speechless Sunday, but I thought I'd try as I don't think this picture requires any other words but, AAAHHHHHHHHHhhhhhhhhh!!  She just did a peek 'a boo from behind the couch and is always proud of her "Boo".

Can You Identify this Creature?

Name this Creature... I thought it was a Grasshopper, but as I got closer and closer to it, I don't think it's a grasshopper.

The body looks to be made out of a leaf.  This was on my back patio for hours yesterday, just enjoying the shade, and late afternoon, Alyssa accidentally stepped on it... I helped it over to the grass and I saw it limping away, but have no idea if it survived the crunch.

I put a quarter by it so size wouldn't be in question.  The antenna goes out of the picture screen, that's LONG! And look how long those legs are!  I don't think it's a grasshopper... what other ideas do you have?

Tired of Your Debt? File for Bankruptcy!!

Do you have too much debt and you don't want to pay it off with hard work like the average citizen, then just file bankruptcy!  Apparently it's just that easy!

Six FlagsThe latest big company to be tired of their debt just filed BK, Six Flags.  Six Flags runs several theme parks across the country, Mexico, and Canada.

Six Flags Over Texas even just went through an ordeal to get alcohol sales into their park, which also allowed it in the neighboring water park, Hurricane Harbor.  Allowing the alcohol was supposed to bring in extra money to boost their profit levels...

However, Six Flags, based in New York, decided they were tired of their $2.4B debt over their heads, and instead of getting a second or third job like many Americans, they decided to file bankruptcy. 

Why?  Because they, "...need to reorganize and shed $1.8B of debt."

My suggestion? LOWER YOUR PRICES!!!

Your ticket prices are so outrageously high, it's no wonder that your attendence is going down.  If you lower your ticket prices, you'll get more people, hence, you'll make up the difference in the prices, plus make a lot more based on shear volume of people!

I used to live right across the street from Six Flags Over Texas and I never once went there during that time because it was so expensive, and prices have only gone up since then.  I haven't gone in over 15 years, and I remember it as a fun place.  Too bad they got to greedy making their prices too high for the average person to be able to go... maybe they wouldn't be in $2.4B, and that is a B for BILLION, not Million, of debt.
