Sellers Net Less to Sell for Higher Price

When selling a home, is the sales price the most important thing, or is it the net in your pocket?

There is a listing I have been watching because I wanted to see how the end strategy would turn out.

I had buyers interested in this listing and we submitted an offer. The asking price was originally $158k and did consistant price drops every 2 weeks.  When we submitted our offer, it was listed at $142k. We submitted an offer at $134k knowing they were about to have another price drop since it was the end of the next two week cycle.

They countered back full price.  WhatExcuse me? You've been on the market for 3 months with no other offers and only a handful of showings, and you counter full price?

austin tx seller throwing money awayI spoke with my buyers and we increased our offer to $136k... the sellers responded back at full price again...   I got an email from the listing agent stating (paraphrased) "My sellers already countered back full price and will not accept anything lower." 

Fast forward a couple of months and the property is now sold.  What did it sell for?  $138k!!  Why am I laughing??  Because they had to continue to make mortgage payments and tax payments and insurance payments and utility payments for two more months to sell the property for $2000 more, PLUS they also gave the buyer's agent a $500 bonus.

Did the sellers actually make $2000 more?  You do the math!  In this price range, and using an interest rate from 2003 when they bought the property, they were probably dishing out about $1400 a month with all housing expenses. Multiply this by the extra two months it took to sell, and that's $2800.

It COST the sellers $1300 to sell for $2000 more two months later.

So, I ask again, Is the sales price the most important thing, or is it the net in your pocket?? 

It's ok for a seller to not be so savvy with numbers as they aren't the professional, but a good agent will explain these numbers to you in a way you will understand. Call or email me today if you want to know all your options.

Alyssa's Review of Her Very First Movie - Tangled

I took Alyssa to see her very first movie today, Tangled, and the Cinemark at the Hill Country Galleria in Bee Cave TX. She was so little, she couldn't keep the seat down so she said she would stand up the entire time. After about 10 minutes, she said her legs hurt, so I put her on my lap.

About 50 minutes into it, she says she wants to go home.. and another 10 minutes later... and another 15 minutes later...

We did manage to sit through the entire movie and she said she liked it.  Below is her review:

Senna Hills - Austin TX - Homes for Sale Market Report - End of Year 2010

Senna Hills is a growing community in Travis County, just West of Austin on Bee Caves Rd. I had higher hopes for the sales in Senna Hills this year, but am slightly disappointed.

Unlike a community just down the street who had impressive sales in 2010, Lake Pointe, Senna Hills still remains below the area averages in terms of List Price to Sales Price ratios and Days On Market.  Granted, Senna Hills is a little higher price point than Lake Pointe, but the numbers should still be comparable.

Below is a chart of the 2010 List Price to Sale Price information.  What do I find interesting about this chart? I find it interesting that the homes that sit on the market longer are selling for a higher price ratio.  That seems backwards!  Typically, the longer a house sits on the market, the lower a home owner tends to sell his/her property.

I wanted to see how many properties made up the different groupings, so below is a chart for the number of properties in each group. I wish all the colors matched up, but the system likes to confuse us by not doing so.  The blue, green, and yellow match, and then the red and aqua are switched so look closely...

What I take away is that averaging only 2-3 sales in each group for such a long period of time is not the most accurate accounting.  However, the 0-30 days and the 120+ days (aqua on the line graph), which are both ends of the spectrum, are enough data to give a more accurate picture. The numbers tell me that there are some stubborn home owners living in Senna Hills that are willing to sit in their houses until they get their desired price.  My stance on this?  Read my market report on Senna Hills - Austin TX - Homes for Sale Market Report from September 2010. To sum it up, most home owners are spending more to stay in their homes to wait for that perfect price...

Lake Pointe - Bee Cave Austin TX - Year End 2010 Market Report

Lake Pointe Bee Cave Austin TX is a very nice neighborhood in West Austin. Over and over again, I say how consistant the Austin TX real estate market has been, and this neighborhood is a shining example of that.

Below is a graph showing the List price to the Sales price ratios for the Lake Pointe neighborhood in the 4th quarter of 2010. As you can see, even in the Winter months when real estate is typically slower and houses sell for slightly less than average, the homes on the market under 30 days were sold very strongly at almost 99% of their asking price!  No desperate sellers here, like many people like to think.

When you take the 4th quarter chart and compare it below to the Year to Date 2010 chart, you'll see very similar numbers, except for the green 61-90 day listings. Granted, 96.01% and 93.98%, barely a 2% spread, are very close numbers, but still considerably different than the other listing groups...

Why is there a difference?  I can only give you my opinion, and that's because it's the end of the year. These were sellers who listed right after school started, which is not the smartest time to list as most parents don't want to take their kids out of school right at the beginning of the year. They probably already bought a house or are waiting until the semester break.

Also, because they listed right when people have stopped looking for a few weeks, they're a little discouraged because of lack of showings... Once October arrives and showings pick up again, they are now more motivated to close before the Holidays come in one month, November... they're more willing to take a lower price than another home owner who listed at a different time.

But, overall, in Lake Pointe Bee Cave Austin TX, if you price your home correctly within the first 30 days, and give a good presentation, you're going to get a great result!!

The City of Bee Cave - The Hill Country Galleria - Hosting Parade for Lake Travis High School State Champions

The City of Bee Cave and the Hill Country Galleria are teaming up to host a parade on January 16, 2011 at 2pm for the 2010 State Champion Lake Travis High School Lady Cavelier Volleyball team and the 4-time Class 4A State Champions football team!

The party will begin at 12pm with music in the amphitheatre across from the Bee Cave Library and the Bee Cave City Hall.

The parade will be going down Main street, so park accordingly. It will start at the Dillard's end and going all the way to Dick's Sporting Goods. A ceremony and celebration will follow. Championship merchandise will also be available at this time for purchase.

Austin TX - Ranked 1 for Best Places to Buy a Home in 2011 - WalletPop.com

According to WalletPop.com, Austin TX ranks number one for the 10 Best Places to Buy a Home in 2011.  However, and I love this part, they say "this mostly unscientific and partially-biased list is based on a grab-bag of lifestyle priorities and, yes, thorough reporting."  And that is followed by posting the list "in no particular order."  Love it!!

Being biased myself, I have to agree that listing Austin TX in the number one spot was a great way to go! We have a great job market with new companies relocating here all the time!  Facebook is one of them, offering hundreds of jobs.  The unemployment rate is considerably less than the nationwide rate, and housing, for the most part, is very affordable.

I don't really know how they got a median home price of $119,788 when the average home price is well into the $190's, but they're probably using tax value numbers or some other made-up numbers from Trulia or Zillow, as Texas is a non-disclosure state which means actual home sales prices are not disclosed which means there is not a published, accurate number.

Either way, the median price may not be $119k, but it is significantly lower than most of the country, which makes it desirable. I'm currently working with a relocation family from CA because they know that they could never afford a home where they are and they want part of the "American Dream"... are we still calling it a dream?

Follow everyone to Austin TX and don't listen to the old-time Austinites about not wanting the area to grow.  Texas people are supposed to be hospitably people, so the more the merrier!!
