Should Buyers and Sellers Meet or Even Be Friends After the Sale?

When you bought or sold your last house, were you friends with the other party after the sale? Did you go back to your old house and have drinks with the new owner? Did you invite the seller over for a dinner party? Should buyers and seller be friends after the sale?

I found this question quite odd as my immediate response was, "Are you kidding me?"

buyers and sellers homes for saleIn my 12+ years in real estate, the buyers and sellers have only met a handful of times. It might be an awkward passing in the lobby at the title company. It might be that the seller comes home early during the inspection and the buyers are still there.  In a couple of instances, the house had complicated equipment, so I arranged for the sellers to meet the buyers at the property to review the equipment instructions. Otherwise, buyers and sellers don't meet!!

There are too many emotions involved in a real estate tractions to put the buyer and seller in the same room. I understand that in some markets, the buyers and sellers actually sit at the same closing table. I think that's obsurb, and it should never happen, especially if there were some hard negotiations on price and/or repairs throughout the transaction. Why have the bitterness at the same table together?

Twice, we've sat at the same table because of scheduling conflicts. The first time the sell asks about the appraisal to which my smart buyer says he never looked at it as he was just told it appraised. The seller's response in a very rude tone, "I knew I sold too low!!" And another instance where the sellers were leasing the house back from the buyers for 3 weeks, and the seller were upset about writing the lease check to them with a "I can't believe we have to pay to live in our own house!" to which no one dared remind them that it was no longer their house...

If you're a seller and you become friends with the buyer, do you really want to hear things like "The AC went out again! That's three times this Summer. Did you ever have issues like this?" or "Can you believe I already had to replace the water heater after being in the house just a couple of months?! Did you have any issues with it when you lived here?" or how about "Those dogs next door keep me up at night. DId they bark that much when you lived here?"

I don't want to hear about everything that is going on at the house that I just severed ties with. They might be very nice people, but I don't think I want to break bread with someone living in my old house.
