Austin TX Homes for Sale - Can Some Kinds of Marketing Hinder the Sale of a Home?

Austin TX Homes for Sale - Isn't our job to always show a listing in the best light possible?  Is there ever a time to show a listing in a bad light?  Could some kinds of marketing hinder the sale of a home?

I know many agents like to utilize a sign rider that says "Coming Soon", but I'm wondering if this isn't always the best thing to do.  Granted, I'm sure you're wanting to try to sell the house before you even get it listed in the MLS, but is someone really going to call you when the house looks like this...

Yes, the sign rider at the top says "Coming Soon."

Here are the positives someone might think.  The home owners have put a lot of work into the house to net top dollar.  The home owners want a nice product to show potential buyers.

Here are the negatives someone might think.  The home owners are dirty people, gross!  Look at how they lived in this house.  Yes, they're cleaning it to sell it, but what else didn't they take care of within the house that will come evident after someone buys it?  That's dirty, nasty, and just plain gross to show all the filth within the house.

Which reaction do you think most of your buyers will have?  Would they want to look at that house after seeing all the nastiness that came out?

In case you need a better look, here's the nasty carpet that was in there along with some nasty tiles and sheets of vinyl. No telling what is in all the black bags...

Bulk pick up day in this neighborhood, I believe is on Thursday, and this was a Saturday... how many buyers are they turning away because the agent couldn't wait to shout out to everyone that they got a new listing??

I think there are more appropriate times to use the "Coming Soon" sign rider.

Some things never cease to amaze me!  Here the disposal company would rent a dumpster to the homeowner for bulk pickup.  We have ordinances about things like this!

Hi Donna - Yours is an extreme scenario, but I run into the scenario every day where I want the sellers to do some things before I will list the house, and they want me to list it now and then they'll fix the place up if it doesn't sell right away.  I won't do that, and try to explain that first impressions are the best, and if prospective buyers and agents see it as-is, that is how they will remember it, and they won't bother to come back to see if it looks different later.  Most listings get one chance to sell themselves, and it better be good.

People may think that the home is going to be a deal if you put a sign in that yard!  Hope your sellers aren't stuck on a price because they will probably get the low ballers with a junk pile like that in the yard!  LOL
