Very nice house but the across the street from has harwoods floors and sold 25,000 less . missed out on that one this realtor is going to have a hard time  for that amount . I have been watching the market around there for over a year  good luck  check comps in that  area and see was you  get . i made a offer and  was turned  down.

Lisa, your offer was laughable and that's just what the seller did as I assume your agent sent you his response.  You CANNOT compare the FORECLOSURES across the street or down the street to this house that has been completely updated and upgraded.  A house down the street just sold for $117K so $109k for this house is amazing!  Plus, your approval letter didn't have a date on it, nor was it even for your offer amount.  When questioned your agent embarrassed herself by just asking for a counter.  Wiithout even showing that you can qualify for the house and that you're "approved" for a loan, there was not going to be a counter to begin with.  If you've been watching the area for over a year, you're still not ready to buy.  Good luck with your search, and if you decide to make a serious offer on this house, as long as you submit a real approval letter with it, we'll entertain it.
