Falconhead - Bee Cave TX - Golf Course Community Great Place to Call Home!

Falconhead - Bee Cave TX - Golf Course Community is a great place to call home!  Buying into the community does not automatically make you a member of the Falconhead Golf Club

Falconhead Golf Club opened in 2003 and is a PGA Tour design course.  Instead of just the typical three tee boxes, Women's Men's, and Professional's, this course has five sets of tee boxes for every level.

There are several different types of memberships you can buy, depending on how much you golf, and many tournaments held throughout the year, so check back at their event's website often for more dates.

The Falconhead Golf Club is not surrounded by just trees, streams, and views.  It's also surrounded by some very nice, upscale homes.  Falconhead has three very distinct sections.  The initial section when you drive in on your right are known as zero-lot homes with very little yards, so less maintenance.  The next section on your left is a gated community.  And the main section are over-sized, 80 foot lots, going all around the rest of the course.

There are houses that back to trees, houses that are in cul-de-sacs, houses that back directly to the course, and regular interior houses.  As long as you can wait, there will eventually be a lot that opens up for exactly what you want.

What has the activity been the last 90 days?  It's actually been fairly slow.  The only properties that have sold are two in the gated section, which is typically higher prices, and one brand new house.  For better analysis, you need to consider the homes that are contract pending.  We don't have sold prices yet, but since they're under contract, they tell part of the story.

Of the three properties that are contract pending, one is in the gated section and two are in the main section.  These properties average out to be a 3718 sqft home built in 2007 with 4 bedrooms, 3 1/2 baths, and a 3 car garage asking a mere $509,333 as they sat on the market fo 263 days.

There are currently 19 properties that are ACTIVE on the market.  Let's see how those compare... The average active property is a 3706 sqft home built in 2006 with 4 bedrooms, 3 1/2 baths, and a 3 car garage asking $552,929 as they sit on the market 158 days.

What differences do you see? The only difference I see is the asking price along with days on the market (DOM).  Maybe the sellers of the active listings will come down to their other prices as the DOM gets longer and longer?  I know I wouldn't want to be on the market for 9 months, but they've already been on the market for 6 months, what's three more??

Here's some interesting information.  In the past three months, Falconhead has also had 18 properties that have either expired or been withdrawn from the market.  How do these properties fit in??  The average property no longer on the market is a 3548 sqft home built in 2005 with all the same averages as above, though asking $522,024 with 174 DOM.

These numbers show that people are wanting newer homes and even though 2005 is newer compared to other areas, why buy a home built in 2003, 2004, or 2005 if you can get the same home built in 2006, 2007, '08 or '09??  People are always concerned about having to repair and replace things, so one extra year newer could mean a lot, to some people. 

This means that the older homes need to be pricing more competitively than the newer homes, and even though their prices are, on average, lower than the currently active listings, the prices were still higher than the pending properties who managed to get contracts.

Donna - Very informative post on Falconhead.  I've always wanted a home on the golf course and came close this time.  Maybe, I'll make it next time.  Good luck finding buyers and sellers in this neighborhood.
