Real Estate - Austin TX Homes for Sale - How Much is that Free Listing Costing you?

Real Estate - Austin TX Homes for Sale - The old adage is that you need to "spend money to make money", but why do so many people try to see what they can get for free?

house with money"I have a friend who's a Realtor, so she's going to list my house for free."
"What marketing is being done with your house to sell it?"
"It's just listed in the MLS. I'm not paying her to do anything else. I'm going to market it myself."
"You do realize the MLS listings feed out to multiple websites, so if your MLS listing doesn't have pictures or look good, it's still doing you no good, right?"
"What do you mean?  As long as it's listed, people will find it..."

And this conversation can go on and on and on and...

The vast majority of buyers are using the internet to begin their search these days.  Say a buyer puts in broad criteria like 3 bedrooms, 2 full baths, 2 car garage, priced $200-300k (substitute your market's price average if outside the Austin area).  There are literally thousands of listings that are available with that criteria.

How do buyers start to narrow things down? Besides adding criteria like 1 story verse 2 story, fireplace, pool or no pool, and age of the home, buyers start looking at pictures to help them visualize a property. If they like what they see in the pictures as well as the description the agent has painted in their brain, the house will stick out amongst the others.

The ones without pictures or limited pictures will get brushed aside.
  That list of thousands can then be narrowed down to a group of 10-15 properties a buyer wants to see.

oh yes...I so agree and I even have to pay for Realtor.com because my company makes us!

If a house doesn't have a picture, I immediately skip and move on to the next.  There are too many and we need a way to narrow them down to a reasonable number.  I have a professional company take my pictures (with the except of the rental houses with tenants...wouldn't be nice pictures regardless of who took them).  Who wants to work for free anyways?

hi, Donna:
Love the point you make - Buyers may find that home logically, i.e., Location, Price, Schools, etc.  But the buying is done emotionally.  If you don't grab some one by their heartstrings when they see your listing, they'll likely pass it by!

Melissa, How could your company make you pay for Realtor.com? They should pay for it if they want to have more than the basic membership.

Aja, MOst people do. I admit, I do too... unless it's a brand new listing, and then I'll maybe take a chance with it, but if it's been on the market more than a week with no pics, it's eliminated.

Great thoughts Donna! A some very good points. We hear all the time that if a listing does not have pictures, lots of pictures, they do just 'brush on' by! Free is a very expensive words.
