Real Estate - Austin TX Home Builders - New Construction Homes

New Construction Homes - Austin TX Home Builders - A couple of weeks ago, I posted a picture showing a mistake the builder made when doing the plumbing and pouring the slab. The picture of this new construction home shows the plumbing outside the edge of the concrete slab.

How do you think the builder dealt with this issue??  Take a look below...

You'll notice that they went right on with what they were doing and put the outside, protective water barrier up against this plumbing issue. You'll also notice that from the inside picture, the barrier has been damaged as the plumbing is not flush, and you can see light coming in from below. This is not good.

Now, more than likely, they'll just use some spray foam insulation to prevent bugs and critters as well as heat and cold from coming through, but the better option would be to actually correct the issue instead of dancing around it.

Many people have no idea what is behind their walls, and watching a new construction home being built definitely opens up those eyes!

Some builders do not pay attention to details... and some just over look items !!!

 

Yes, it does warrant having a Realtor that is in the know and very informed new construction to help the buyer through the process

As has been stated, the buyer needs a knowledgable REALTOR such as you Donna to protect them from things like this. 

Lou:  Many new home building inspections are minimal and and as a buyer one should never expect the building inspector to catch anything.  A year and a half there were reports on TV of building inspectors here who never got out of their cars to inspect the homes yet had a report that said everything was fine.

Gary, I see inspectors sitting in their trucks around here too. You never know.

Hi Donna - This is a good catch.  Someone should call the inspecti department and ask them to come out and peek at this before they manage to cover it up.  An unsuspecting buyer could have some expensive damage one day when the builder is long gone.

Watching a new home being built could definitely convince you to buy something that is already built and where the defects have already manifested themselves. Then it's just a question of dealing with them.
