Falconhead - Bee Cave Austin TX - Multiple Offers Again

Falconhead community in Bee Cave - Ausin TX is confusing me right now... We are currently in mid-March and the below chart shows the Falconhead activity since the beginning of the year.

As you can see, only one property has sold this year, with three that are contract pending (those are the three immediately to the left of the red sold property).  Why am I confused? Every time I put in an offer, my buyers end up in a multiple offer situation. 

There are over 20 properties for sale, yet my buyers always choose the ones that other people want as well. I submitted an offer just a couple of days ago and woke up this morning to the multiple offer notice.  I can't tell you which one of these 20 properties it is, but I do find it odd that there wasn't any activity on this particular house for months and now there is.

By the end of the first quarter, there better be several more that have sold for me to believe the listing agents aren't trying to pull something by always coming back saying there are multiple offers...

I feel your pain. My buyers just had their third rejection. Each offer was full price. So much for a buyers market.

Donna....we had that problem so much here that the board introduced a document that has to be signed by the Seller and the Buyer acknowledging there are multiple offers. Hopefully if the listing agent doesn't have any scruples the Seller will.  Good luck there!
