The NorthWest Austin TX area of Cedar Park, Leander, and West Round Rock is gearing up for 23,000 new construction homes! Yes, 23,000! That's a lot of houses and they're definitely looking at stretching north of 1431.
Just the first quarter of 2011, this area accounted for 18.5% of new homes according to Metrostudy, the company that tracks trends in the housing market. Average price? $270,000. I don't think you're going to find many more newer homes under the $150k mark like what was done in the recent years. The price point most of the builders are aiming for with these 23,000 homes is $225-500k. That's a nice range with good variety.
What happened during the second quarter of 2011? They've started almost 1800 (1794) homes in this NorthWest Austin TX area. As my daughter would say, "That's a lot!" The Crystal Falls area of Leander is slated to have 7500-10,000 homes by 2025.
When moving to this area, I don't want to hear people complaining about the road construction going on. You can't have it both ways. You either acknowledge the new construction and live with it or you wait until it's done. We all have to go through and live with growing pains as cities expand and grow.
