Real Estate Recovery - Austin TX Ranks #7 for Biggest Boomer Towns- Forbes

Forbes' Biggest Boomer Towns?  Austin TX ranks as #7 for the Baby Boomers to move and retire to. This Boomer population is around 36 million people across the country. They "will continue to influence communities and real estate markets across the country..."  Why is this interesting? Because some of the top cities for the Boomers are also the same top cities for, what Forbes' calls, the "young and restless".

I chuckled when reading the article because it talks about how developers were anticipating Boomers to move back into the main cities upon becoming Empty Nesters, but that's not what the people actually want, hence why they will continue to influence real estate. The study shows that from 2000 to 2010, the cities lost 12%. That's significant.

I guess all these new city condos are going to have to be catered more towards the young professional, which is the way the markets have been moving in the past few years anyway.

An interesting tidbit for my personal business is that I'm finding Empty Nesters are actually buying larger homes, not smaller. I have some buyers coming into town tomorrow from St. Louis and they're looking for a minimum of 3000 sqft and 4 bedrooms. They're anticipating a lot of family visiting!

Real Estate Recovery is fast and fierce here in Austin TX!  Austin was just deemed the Best Place to Live for 2011. We can't stop the awards from rolling in!

The Forbes' Top 10 list for Biggest Boomer Towns is:
#1 - Las Vegas
#2 - Phoenix
#3 - Tampa / St. Petersburg
#4 - Orlando
#5 - Riverside / San Bernardino
#6 - Raleigh
#7 - Austin
#8 - San Antonio
#9 - Jacksonville
#10 - Charlotte

I think you may see fire since you see a lot of smoke!

I too want to move to the out skirts of Austin when I retire. Since I am from Luling (don't want to live there) I want to be close to my kids and some place that I can still drive around in when I am older and still get into night life trouble **grin**

Hi Donna. Austin is certainly shinning with all those awards for BEST place to live. Congratulations on being No. 7, and just in case you missed it. San Antonio is right behind you at No. 8. There is good reason why Austin in the Capitol city in Texas. Keep up the good work.

Sussie, There was a huge fire in Leander today... 8 houses destroyed... fire isn't a good analogy in a drought-stricken area!! :)

Jerry, Yes, I did see you guys at #8. You're popping up on more and more lists.

Donna - I think Boomers were in a better position to survive the storm and are now taking advantage of the coming recovery to find a great place to live ..... It's great to see all the good news about the recovery of real estate coming out of Texas.
