Falconhead West in Bee Cave TX, just West of Austin, is a growing community with so much building activity going on. There are three builders within Falconhead West and three distinct sections, which means different pricing depending on where you want to be within the community.
The three distinct sections are the 60' lots, the 70' lots, and the 80' lots. Many people think that just because the lot size gets bigger, that your neighbor is further away... but this is far from the truth. What really happens? They put a larger home on the larger piece of property.
In the 60' section, the homes are more around 2500 sqft. In the 70' section, the homes are more around 3500 sqft, and in the 80' section, the homes are more around 4500 sqft. I'm personally in the 70' section with a 3900 sqft house. Yep, my neighbors are right there, BUT, we situated the house to where no windows look directly into a neighbor's house. Pretty smart, huh? We even made it so the back patio was not on the same side of the house as a neighbors'.
The builders don't list every inventory home in the MLS. They also don't list any homes where a buyer is building from the ground up. With that, the chart I'm about to show you is a fraction of the new construction going on in Falconhead West.
This chart is all the listed, new homes from the builders year to date, thus far in 2011. The lines go up and down and days on the market are skewed because some builders list a house at the beginning of construction and others list when the house is completed, so I don't really pay much attention to days on the market.
What I want you to notice is the price difference from asking price to selling price. Builders are always putting on a front that they can only go this low or that low... Of the 34 properties listed, on average in Falconhead West, the builders have come off about $45,000. As a consumer, do you know this information? No, you don't as we're a non-disclosure state and the agents hold the sales information.

Because the sales rep works for the builder, I can help you get the maximum price discount that you won't be able to get on your own. You don't have the sales data to throw in their faces. I do!
