Canyon Creek in NorthWest Austin is a highly sought-after area with mature trees and great community things like the pool, park, tennis courts, basketball court, etc... Canyon Creek is one of those neighborhoods where if you're priced right and your home shows well, it will sell, and quickly.
I compared sales data from September 1, 2010 - November 18, 2010 to September 1, 2011 - November 18, 2011.
Interesting sales information...
In 2010, there were 10 sold homes in Canyon Creek. In 2011, there were 14 sales for the same time period. Also, there are currently 10 houses for sale in Canyon Creek that are contract pending, and will probably close before the end of the year, and another 11 that are Active on the market which will probably go Pending here really soon.
In 2010, when the National news was saying many areas weren't doing very well, Canyon Creek was still selling strong around 97% of asking price. In 2011, when the National news is still saying sales are in a slump, the selling price is still strong, and the homes that sold under 30 days are at over 100%!!
In 2011, the homes that sold in under 30 days, just to show there was a good representation of properties, were half the sales. 14 total in this time period, and 7 sold in under 30 days. Amazing! Out of those 7 houses that sold in Canyon Creek, 2 sold for more than their asking price, 2 sold for less than their asking price, and 3 sold at their asking price.
You'll also notice that in 2011, not a single house for sale in Canyon Creek Austin TX is in the 120+ days category. As I mentioned, if you're priced well and the house shows well, it's going to sell. The home owners in Canyon Creek show pride in their homes and the properties usually always show well.
