Lake Pointe - Austin Bee Cave TX - YTD Market Report 2011 vs 2012

Lake Pointe Bee Cave Austin TX is having a fabulous year! It's now mid-year, so I did a comparison between this year, 2012, and the first 6 months of 2011.  Last year's numbers were great, and this year's were even better!

In 2011, Lake Pointe had 19 sales with an average sales price of $317,495. Of the 19 sold properties, 57.9% sold in under 30 days!!  Not only did they sell in under 30 days, but they sold for 98.06% of asking price.

How does that compare to 2012 when it seems things couldn't have gotten any better?

In 2012, year to date, there have been 21 sales with an average price of $338,938. Of those 21 solds in Lake Pointe, 66.7% sold in under 30 days!! Not only selling in under 30 days, but selling for 98.12% of asking price.

There are also 16 properties currently under contract. 75% of those 16 properties went under contract in under 30 days... things are getting better and better in the Austin TX real estate market.

Another important thing to notice is that there is no "120+ days" category in 2012. Houses are selling so quickly, they're not sitting around very long to get into that category.

What's not to like about Lake Pointe? The property taxes are about 2%, it's in the Examplary rated Lake Travis Independent School District, has its own community pool, park, playground, tennis courts, and its own Elementary School right there. Lake Pointe has a higher end section with views of Lake Austin that are not included in the above information as it's only a couple of streets.

The community's median Days on Market is 15 days, and the average is 26 days. You have an average or median less than that? WOW!
