Senna Hills had another outstanding year for sales. In 2009 and 2010, I was always hard on the Senna Hill homeowners because they were asking too much and their properties weren't selling. Senna Hills took a turn for the better in 2011, and it continued into 2012. Here is the Senna Hills Market Report 2011 I did last January so you can compare the difference to 2010.
Below, you will see charts comparing 2012 with 2011. Please excuse the color coding as it's system generated, and can't be changed. The colors don't match up, chart to chart, but look at the legend in each chart to see what compares.
First, I want to point out that the number of sales was basically flat in Senna Hills in 2012. There were 30 sales compared to 31 in 2011.
Days on the Market is an astounding chart! In 2011, about 35% of listings sold in under 30 days. In 2012, that number changed to more than 63%, almost two thirds!! When you add in the under 60 days category, 54.9% of Senna Hills houses for sale sold in 2011, and a whopping 76.6% in 2012. That's more than three fourths of the listings selling in under 60 days. What a huge change year over year!
Another astonishing thing to note is that properties that are taking a little longer to sell dropped significantly as they're selling quicker. In 2012, only a mere 2 properties were on the market over 120 days whereas that number was 7 in 2011. Good for you awesome home owner in Senna Hills!!
Now, let's look at the Listing Price vs Selling Price charts. Not too much of a change here, but the main change that catches my eyes quickly is that the under 30 days in 2012 is actually selling for a tiny bit less than in 2011, by 0.3%. That equates to about $1721 based on the average sales price in 2012 of $573,718. Not sure why sellers took a little less, but people were definitely motivated to sell this year, and take advantage of low rates so they could move on and buy a new house.
It's also important to note that just like 2010 and 2011, Senna Hills saw no foreclosures in 2012. As I pointed out before, people think foreclosures are all over, and they really aren't. Senna Hills is not a small community and they haven't had a single foreclosure since 2009 when there were just two.
