Lake Pointe Austin Bee Cave TX - Market Report Homes for Sale - 2012

Lake Pointe in Bee Cave Austin TX has a steller year for 2012. Sales were basically flat as there were 44 homes that sold in Lake Pointe in 2011 and 45 homes sold in 2012. These sales numbers do not include the custom section towards the back nor the gated section called The Pointe. This Lake Pointe Market report is just the basic sections within Lake Pointe.

Though some sellers were still weary about listing their properties, the buyers were definitely out in full force. Many were targeting specific communities, like Lake Pointe, and then pouncing as soon as a house went on the market for sale.  Just because there was only 1 more sale than last year and 1 foreclosure for the entire year, compared to 2 foreclosures last year, doesn't mean the market didn't improve. Take a look at the below graphs. **Note, the colors don't match up graph to graph, so look in the legend of each in order to compare.

In 2011, just over half of the properties listed for sale in Lake Pointe sold within 30 days. That's a great number. But now, look at 2012... 2/3 of all sales in Lake Pointe, 66.7%, sold in under 30 days! Amazing isn't it! Properties sell faster when supply is low, demand is up, and buyers are afraid that if they don't pounce quickly, someone else will swoop in and take that house out from under them.

In the early and mid 2000's this happened, and then things slowed down. In 2007-2009, people looked at properties more liesurely. They could go home and think about things and run numbers and decide if the house was right, and then move forward after a few days or weeks.  Those days are gone again, and we're back to what it was a few years ago. You better have run your numbers ahead of time and gotten comfortable with your payment level and your must-haves and your compromises, because if you need to think about your decision, someone else already beat you.

By definition it does sound like a very flat market there in Lake Pointe.

Tim, It's flat in the amount of sales, but not flat in the demand for the listings on the market.
