I feel like a broken record in all my market reports lately, but Austin really is on fire and doing well!! People thought the momentum couldn't sustain into the new year, and those people were wrong. Usually I like to break market reports down by neighborhoods, but this one is a blanket analysis over the entire Austin MLS coverage area, for January 2013.
In January 2013 in Austin TX there were 1495 sold listings. In Janaury 2012, there were a mere 1198. That's a HUGE 24.8% increase in the numbers of sales!!
The sales volume is even more astounding at $382,108,099 which is a 42.5% increase over last year's of $268,121,942. When you divide those numbers out, you get an average sales price in January 2013 of $255,591 and an average sales price in January 2012 of $223,808. That's a 14.2% increase... nothing but double digit increases around here!!
Many people don't like to look at the "average" since extremely high-end luxury properties can skew the numbers, so let's talk about the Median. The Median for January 2013 was $195,000 and January 2012 was $176,550. That's still a 10.5% increase in price.
This doesn't necessarily mean we're seeing a lot of appreciation. Don't misunderstand the numbers. The house you bought last year for $223k (Jan '12 average) is not going to sell for $255k (Jan '13 average) right now. This just means that more home owners in the higher price ranges are ready to make a change and take advantage of lower rates.
These numbers also show you that the buyers are out there, and if your house is on the market, and it's not selling, something is wrong with your house and not the market! That might offend you, and if it does, it means you needed to hear the truth! Call me, a reputable real estate professional, today to get your house sold!
