Lake Pointe is a neighborhood in the Bee Cave ETJ area, which means it's not in the Bee Cave City Limits, but received all the benefits of being in Bee Cave as it's the Extra Territorial Jurisdiction area. Lake Pointe also benefits from not paying any city taxes so the home owners in Lake Pointe have the lowest taxes in the Lake Travis area.
Lake Pointe is within the Exemplary rated Lake Travis school system with Lake Pointe Elementary School right onsite in the neighborhood. Because of the low taxes and the great schools, Lake Pointe is always a high contendor on many people's lists when they move to the Bee Cave area. Sales are typically quick and you must jump to buy, with few exceptions.
Below is a chart for the sales activity for the entire area of Lake Pointe, 57 sales. This chart also includes the gated section as well as the section at the back with views to die for. I typically take those two sections out, but included them as a whole community this time.
As you can see, since the beginning of the year, the average sales prices have moved up. This is two things. One, supply and demand creates appreciation so part of it is actual increases in price. However, the bigger part of it is that higher priced homes have come on the market and are finally selling again. For several months, the higher end homes were not coming on the market very often, but now those sellers are ready to move on with rates still low.
Overall, the average home that sold in Lake Pointe is a 2000 year built home with 3034 sqft with 4 bedrooms, 3.5 baths, and selling for $455,848. This is why it's hard to get my buyers under $350k into this neighborhood. Those lower priced houses are few and far between.
It's interesting to note that out of these 57 houses that sold, 30 of these sold in under 10 days!! That's more than half that sold in under 10 days, with many of those in under 5 days. As I said, you have to move fast in Lake Pointe. 39 total sales happened in under 30 days. That's more than 68% of all Lake Pointe sales happening in under a month.
