Buyers Still Settle for SubStandard Service

Why are Buyers still settling for substandard services when they don't have to?  I'm all about educating and letting people know how things could and should be done.  I got a lead in on my website a couple of days ago.  He marked that he already had a realtor, so I sent back a message asking what kind of services his Realtor offers if he's needing to use another Realtor's site for information. 

Part of his response was, "Your updates have been more help than any Realtor in the Dallas area. Thanks again!"  He went on to tell me exactly what he was looking for and asked for my help, so I pulled up a search and let him know he's not going to find anything in our immediate metroplex area that's over an acre that allows horses for under $100k.  By telling me this, I "assumed" this meant that he didn't want to work with his current agent anymore and wanted my help since I've been "more help than any Realtor in the Dallas area."

His response was, "I have an agent in the Seagoville area that has been looking.  Thanks anyway. I just keep hoping that she'll locate something but it doesn't seem likely."

So, I'm a little confused.  I specifically told him where he could find what he's looking for and how to go about doing it, and he's going to sit and wait for his agent to just happen to find something because he's hoping.

Your Realtor should be working for you, not you working for your Realtor!  As a buyer, you shouldn't have to go to another Reatlor's website for information you need.  If you're not getting the level of services that you need with your current Realtor, you need to think about finding a Realtor who has all the tools you need at their finger tips.

Remember, I work all of North Dallas County and Collin County including Richardson, Plano, Allen, Frisco, Carrollton, Garland, Rowlett, McKinney, etc... my car will take us anywhere you need to go!!

Wew had one of these just the other day !!! Buyer is using us for info but has a buyers agent !!1 Eventually we told him to use his agent.

Donna- I agree with you and I don't quite understand why buyers & sellers, for that matter, settle for "sub-standard" service.  There are some days when I pull up hotsheets and I am amazed at the MLS marketing or should I say lack of?  I often wonder if these clients are aware of the differences a "GOOD no GREAT" agent makes in their transaction.

It sure is true and I don't understand either. I have told them to go to their agent...but that is tricky too... you could become uncooperative in the coffee conversation.

Charlie, So funny because as soon as I posted this blog, I received a request through another site from a buyer who told me three weeks ago that she decided to use another Realtor because I was out of town for 2 days.  I responded back letting her know that just because she came through another system doesn't mean I'm going to send her listings again if she already has a Realtor.  We'll see if she responds.

Laura, They don't know any better if they have nothing to compare to.  This guy compared me to the other agent, said I was more helpful, and still wants to use the other one... go figure.

Perrin, True, very true, but that would mean he would have to remember my name in order for that to hurt me.  If he's set on using the other agent, he won't remember my name in a week.

Donn - I got just about the same response from a lead a few days ago.  He has another Realtor(r) but he likes my website much better.  Huh?  They haven't found him anything yet so he is searching on his own.  I don't get it.

Leesa, Many people don't understand that if a listing appears in one search, it's going to appear on the next person's search site as well, if it's still available.

Donna...  I'm right there with you... Why do people waste their time with an agent who isn't working for them?  I'll never understand.

i feel the same way you do just on the loan officer side a loan officer should work with the real estate agent and for the customer and everyday i here stories about loan officers that treat both as if they where just a paycheck and give no service whats so every.  great post though
